Conveyancing Fees
We offer a fixed fee for our conveyancing service which is based on the value of the property in question. The prices below cover the Legal Fees for the complete service which includes:
Taking your initial instructions, undertaking due diligence exercises on the property, carrying out searches and raising enquiries, managing and exchanging contracts on your behalf, ensuring funds are transferred properly for completing the transfer of property, and registering the property in your name.
The below prices do not include VAT or disbursements.
- Conveyancing prices as follows:
- Property value up to £80,000 – £650
- Property value up to £120,000 – £750
- Property value up to £200,000 – £850
- Property value up to £400,000 – £1,050
- Property value up to £750,000 – £1,200
- For properties over £750,000 our fees are set at 0.2%
- E.g. a property of £1,000,000 would be £2,000
- Timescale:
- A typical property sale will take between 10 and 12 weeks
- Payment on Completion
- Conveyancing prices as follows:
- Property value up to £125,000 – £750
- Property value up to £175,000 – £850
- Property value up to £250,000 – £950
- Property value up to £400,000 – £1,050
- Property value up to £750,000 – £1,300
- For properties over £750,000 our fees are set at 0.2% of the property value
- E.g. a £1,000,000 property would be £2,000
- Timescale:
- A typical property purchase will take between 10 and 12 weeks, though that can vary depending on the circumstances of the parties involved
- Deposit required:
- We require £250 on account in respect of search fees
- Payment on Completion
- Conveyancing prices as follows:
- Mortgage up to £250,000 – £450
- Mortgage up to £350,000 – £550
- Mortgage up to £500,000 – £650
- Mortgage up to £1,000,000 – £900
- For mortgages over this value we charge 0.2% of the mortgage value
- E.g. a £1,100,000 mortgage would be £2,200
- Timescale:
- A remortgage is likely to take 4 weeks
- Deposit required:
- We require £250 on account in respect of search fees
- Payment on Completion

In certain circumstances, where the matter is unexpectedly complex, there may be additional fees payable:
- if legal title is defective or part of the property is unregistered
- if we discover building regulations or planning permission has not been obtained
- if crucial documents we have previously requested from our client have not been provided
- if there is more than one mortgage involved

Tom Grimes

Tom is a Solicitor practising in the Conveyancing Department having joined the firm in the summer of 2014. A Swansea University graduate, he was admitted to the Roll of Solicitors in 2017. Tom is a former volunteer for the charity Hafal who specialise in protecting vulnerable people when detained by police and was also a law research intern at the University of Central Oklahoma in America. Tom is a fluent Welsh speaker.
Purchases & Sales
Stage 1
Taking Instructions
At this stage your solicitor will establish contact with everyone involved. We collect the relevant documents and information from everyone involved to get the process started and ID for the client is obtained.
Stage 2
Pre-Contract
This is where your solicitor does their due diligence. We perform searches on the property and raise the usual enquiries as well as reviewing the deeds and related paperwork to ensure good title to the property. If we see anything out of the ordinary, we’ll discuss it with you and work out how to move forward. When you’re selling a property with us we respond to the new buyers queries and they perform the searches.
On checking the title we write up a contract to confirm the terms of the property transfer. Once the contract is approved it can be signed along with the transfer. We’ll then invite you transfer us your deposit if you’re making a purchase.
Stage 3
Exchanging Contracts
At the point where contracts are exchanged the sale/purchase of property becomes binding. We will transfer your deposit if you’re making a purchase and agree a ‘completion date’ which is when we will transfer ownership.
Stage 4
Completion
This is the day that the sale/purchase is completed. Solicitors will confirm the transfer of funds, and the keys are released from your estate agents – congratulations on your new home!
Stage 5
Post Completion
Following completion your solicitor will set about arranging the payment of any tax due, and the registration of the transfer of property with the Land Registry.
Mortgages & Re-Mortgages
Stage 1
Reviewing the Mortgage
When it comes to mortgages your solicitor is required to review the offer as well as the other property documents (e.g. deeds). We’ll check over your mortgage offer and make sure all the conditions are met. We may have to carry out some searches on the property at this point too to satisfy your mortgage lender.
Stage 2
Arranging Completion
Once your lender and you are content with the offer and that conditions are being met you sign the Mortgage Deeds. Your solicitor then gets an up-to-date settlement figure for your existing mortgage and we set a date to transfer all of the funds.
Stage 3
Completion
On the day of completion we will settle any existing mortgages and we transfer any left over money to you. Finally, we register your new mortgage at the Land Registry.
